Large Scale Living Commercial

Elmfield, Bromley

Our scheme replaces a dated office building with an ambitious mixed-use development comprising 61 new homes and over 18,000 sqft of high-quality office space in the heart of Bromley. The design establishes a strong civic presence, with a generous colonnade creating a sense of openness and engagement with the street, contrasting with the closed and defensive character of neighbouring buildings.

The residential accommodation above continues the architectural rhythm of the colonnade while expressing its own identity through lighter brickwork, precast banding and elegant balconies. At the rear, landscaped gardens and play space provide amenity for families, while upper levels enjoy far-reaching views towards the Kent countryside.

The architectural language draws inspiration from well-loved Art Deco buildings in the town centre, filtered through a contemporary lens. A robust plinth of green cast stone is paired with lighter precast stone above, enriched with textured brickwork and brushed nickel architectural metalwork adding refinement and flair.

Planning liaison was constructive and collaborative, with the the scheme securing unanimous consent at committee in May 2021.Our design currently being delivered on site by The Guinness Trust.
