185 Tower Bridge Road
185 Tower Bridge Road is a mixed-use redevelopment project located on a constrained corner site within the Tower Bridge Road Conservation Area, immediately adjacent to the Grade II listed Former London and County Bank.
Our proposals explore how the site can accommodate a new building that strengthens the townscape presence of this prominent junction while responding sensitively to its historic neighbour. The scheme introduces a six-storey building with a commercial unit at ground floor and residential apartments above, carefully arranged to balance development viability with heritage considerations.
The massing is conceived as a single coherent form, with the upper levels set back to reduce the perception of height and to ensure the listed bank remains visually prominent in key views. The design avoids pastiche replication of the adjacent building, instead drawing on the proportions, rhythm and material language of the surrounding streets.
Internally, the building is organised around an efficient single core, providing well-proportioned apartments with private balconies while maintaining an active street frontage. A robust palette of red brick and precast stone is proposed, grounding the building in its context while establishing a contemporary architectural expression.
The scheme is currently being developed through the pre-application process with the London Borough of Southwark.
