Bromley High Street, Bromley

This prominent site at the southern end of Bromley High Street, opposite Bromley South Station, was identified for a landmark co-living tower with supporting uses at ground level. Our proposals were informed by a detailed understanding of co-living models and the then-emerging GLA guidance, ensuring the design balanced housing choice with the delivery of high-quality shared amenity.

The scheme was organised so that the lower levels accommodated generous communal facilities for residents, alongside a commercial active frontage onto the High Street that brought life to the street. Shared amenity spaces were also provided on every other floor of the tower, giving residents regular access to social and recreational areas distributed throughout the building.

The tower itself was conceived as a tall, elegant and well-proportioned form, its simplicity animated by articulation and surface variation to reduce perceptions of bulk. Ancillary blocks accommodated the on-site affordable housing, with the re-provision of commercial space supporting an active and engaging character at ground level along the High Street.

At the top of the tower, a bar and sky terrace with a loggia was conceived as a civic destination, offering panoramic views across Bromley and beyond. Although the scheme was positively received by both the GLA as well as the local authority complications arising from site ownership has stalled the project.
