Large Scale Living

Bromley Road, Beckenham

Set within a leafy Victorian suburb, this scheme replaces a compromised Edwardian building formerly occupied by a local theatre. The development has helped secure the theatre’s future in nearby, more accessible venues, while enabling much-needed new homes to be delivered on this prominent corner site. Our design takes full advantage of the natural presence of the apex-shaped plot. The leading edge inverts a traditional bullnose, recalling the treatment of prominent corners in Victorian and Edwardian buildings while reinterpreting them in a contemporary way. This is consistent with the broader design approach, which draws on traditional details such as stepped brick cornices, vertical brick lintels and arched windows, refined to create a fresh vernacular. The materials palette of red brick and white precast concrete roots the building in its historic context, while a series of projecting balconies bring depth to the façades and provide generous outdoor amenity for residents. The four-storey scheme delivers 15 high-quality apartments, making a valuable contribution to Bromley’s housing supply.
