Burrswood Estate, Tunbridge Well’s
Burrswood Estate is a landscape-led residential masterplan set within 42 hectares of the High Weald National Landscape in Kent. Our proposals seek to secure the long-term future of the Grade II listed manor house and its surrounding estate through carefully considered enabling development.
The scheme introduces a series of small, character-led neighbourhoods across the estate, including The Village Green, The Walled Garden and The Stables, alongside a new residential wing sensitively replacing a later 1990s addition to the manor house. In total the proposals deliver 51 new houses and 20 apartments, each carefully positioned to respond to the landscape, existing buildings and historic structure of the estate.
Rather than imposing a rigid suburban layout, the masterplan draws inspiration from the organic settlement patterns of the High Weald. Informal clusters of houses are arranged around greens, courtyards and garden spaces, reflecting the hamlet-like character already present on the estate and reinforcing its relationship with the surrounding countryside.
Architecturally, the proposals take cues from the local vernacular of the High Weald, using simple forms and familiar materials such as brick, clay tiles and timber weatherboarding. Contemporary detailing ensures the architecture feels clearly of its time while remaining rooted in the traditions of the landscape.
Developed through an ongoing pre-application process with Tunbridge Wells Borough Council, the proposals respond to feedback regarding landscape impact, heritage setting and Green Belt policy. The result is a refined, landscape-led masterplan that balances sensitive new development with the preservation and restoration of the historic estate.
