Leaf Grove, Streatham
Leaf Grove is a small-scale residential infill scheme located between Streatham and West Norwood. Our proposals replace 21 unused garages and overgrown hard-standing with six new family homes, bringing a neglected site back to life and making a positive contribution to the character of the street.
The scheme comprises four three-bedroom houses facing Leaf Grove and two smaller mews homes set discreetly to the rear. Private gardens, shared amenity space, cycle parking and refuse storage are integrated into a clear and legible site layout, with the arrangement carefully balancing density, privacy and residential amenity.
Developed through a constructive pre-application process with the London Borough of Lambeth, the design has evolved in response to guidance on scale, massing and neighbour relationships. The street-facing houses reinforce the established rhythm of Leaf Grove, while the rear dwellings are deliberately more modest in scale and form, respecting the backland context and adjoining conservation area.
Architecturally, the project is contemporary in expression while drawing on the proportions, materiality and detailing of the area’s interwar and Art Deco buildings. The result is a contextually responsive design which shows that gentle densification can be achieved without eroding local character.
Planning was submitted in January 2026.
