Against the backdrop of the railway arches and the foreground of Pedlar’s Park within the Albert Embankment Conservation Area, our six-storey mixed-use building seeks to replace a long-neglected industrial yard, bringing with it animation, activity and engagement with the neighbourhood. The scheme re-provides light-industrial space at ground level and adds 35 apart-hotel rooms above, contained within a striking and dramatic flat-iron form that responds directly to the wedge-shaped site.

The architecture draws on the robust character and civic pride of nearby nineteenth-century industrial buildings, particularly the China Works, reinterpreting brick and terracotta details in a contemporary manner. Patterned spandrel panels and stepped reveals give depth, texture and a feeling of craft to the façade, while the proposed red-brick tone anchors our proposal in Lambeth’s historic pottery heritage.

The scheme will activate an overlooked corner of Pedlar’s Park, improving safety and natural surveillance while contributing to the wider regeneration of Vauxhall. Planning has been submitted, with a decision expected in early 2026.
