Small Scale Living

The Old Rectory, Little Linford

The Old Rectory is a Grade II listed Georgian house set within a generous rural landscape. While rich in character and historic fabric, the building had evolved in a piecemeal way over time, resulting in a fragmented internal arrangement that no longer supported contemporary living. The brief was to restore coherence and clarity to the house, while introducing new spaces that would allow for a more relaxed and sociable way of inhabiting it.

Our approach combined the careful repair and reinstatement of the existing building with the addition of a single-storey extension to the rear. The new work is deliberately low and recessive, conceived as a quiet counterpoint to the main house. Its palette of natural materials – timber, brick and slate – draws directly from the tones and textures of the existing fabric, allowing the extension to sit comfortably within its setting while maintaining a clearly legible contemporary identity.

Internally, the project reorders the plan to create a sequence of generous, light-filled spaces with a stronger connection to the garden. The extension accommodates a new kitchen and dining space, opening out to the landscape and establishing a more fluid relationship between inside and out.

We secured Planning and Listed Building Consent in April 2022 and developed the project through to tender. The scheme was delivered under a Design and Build contract and completed in Autumn 2023.
