This proposal looks to rejuvinate a dilapited and run down former Public House site in East Croydon with a new high-quality building containing a replacement pub/restaurant on ground floor and 23 apartments on ground to fifth floor. The proposal makes full use of its prominent corner location by creating a marker with a high quality design. The 6-storey building presents a comfortable scale within its setting, with 3-storey setback shoulder blocks to ensure it is not overbearing on its immediate neighbouring buildings and to manage the transition of scale.

Contrasting brickwork consisting of a red base with light yellow-toned brick above continue the predominant neighbouring shopfront elevations while also providing a reference to the colour palette found on the existing pub. Horizontal brick banding draw inspiration from local buildings’ string coursing with further hit and miss brick detailing below windows and in the balconies giving further articulation to the strong solid form of the building. Dark red and white window frames and metalwork matching the brick tones overall provides an aesthetically pleasing composition. At the same time, the open corner balconies break down the massing and lend a distinctive silhouette. We have endeavoured to design a timeless and elegant building worthy of its visible location on St. James’s Road. The proposal aims to give life back to this now profoundly compromised corner site.
