Our site sits within a 650 Hectare area under the Old Oak Common and Park Royal Development Corporation’s [OPDC] planning control. This substantial chunk of London, sitting just outside the West-Central zone, will see the creation of sustainable neighbourhoods, supported by major new infrastructure – Old Oak Common Station will be the single interchange between HS2 and the Elizabeth line, providing excellent local and national connections.

Although the site is small in the context of the masterplan, our proposals will have considerable presence in the future townscape. Rising from a web of pre-existing infrastructure – a road and rail bridge, Scrubs Lane and the Grand Union Canal, our building will serve as a marker, and help rehabilitate the canal frontage. We have been asked to develop proposals for around 150 residential dwellings, as well as commercial and retail space and an inviting public realm that successfully manages a three metre level difference between street and canalside level for the broadest range of users. The keynotes of our design are simplicity, regularity and sound proportion, using good quality, sympathetically toned building materials.

We obtained planning approval from the OPDC in October 2022.
